If you live in Pauls Valley or elsewhere in Garvin County and you're thinking about a new manufactured home, the retailer you pick matters about as much as the floor plan. The retailer handles your paperwork, helps line up the loan, and coordinates delivery and set-up on your land. This guide covers what to check before you sign with anyone, and how Wholesale Manufactured Homes in Kingston, Oklahoma, handles each part for buyers in Garvin County.
In Oklahoma, manufactured home dealers and installers are licensed by the Oklahoma Used Motor Vehicle, Dismantler, and Manufactured Housing Commission. The commission's mission covers "manufactured home dealers, manufactured home park dealers, manufactured home manufacturers, and manufactured home installers," and its website links to a Licensed Dealer Search. Before you put money down anywhere, look the business up on the commission's site. It takes a few minutes and it's the simplest check you can do.
Two homes listed at the same price can end up costing very different amounts once delivery, set-up and finish work are added. Ask every retailer for a written list of what comes with the home. Wholesale spells its list out on its home page. In Wholesale's words, every home includes:
Wholesale also says plainly that utility hookups are not included. That's the kind of straight answer you want from any retailer. If you're placing a home on land near Pauls Valley, plan for the hookups as a separate cost and ask the office what to expect for your site.
Floor plans look different in person. Ask whether the retailer has model homes you can walk through, and whether you can order a plan that isn't on the lot. Wholesale says it keeps model homes on its Kingston lot from Clayton, Cavco Palm Harbor, Jessup and Emerald by Solitaire, plus factory-order floor plans you can customize online. Its Design Home tool lets you change options and see the price before you order.
You can browse the full lineup on the Wholesale homes page. A few homes and prices shown on the public site right now:
The Hickory by TRU Homes is listed at $60K (about $417/month shown on the site): 3 bedrooms, 2 baths, 869 sq ft, 14'x66'. See the Hickory.
The Cypress is listed at $83K (about $577/month): 3 bedrooms, 2 baths, 1,191 sq ft, 16'x76'.
The Urban Value 32563A is a Special Offer on the Kingston lot, marked down from $179,995 to $160K (about $1.1K/month): 3 bedrooms, 2 baths, 1,736 sq ft, 32'x56'. See the Urban Value.
Prices and monthly estimates can change, so confirm the current numbers with the office before you plan around them.
A good retailer should walk you through more than one way to pay. Ask which loan types they work with and whether your land can help. Wholesale says it offers FHA, VA, conventional and chattel loans, and that if you own land with equity, it can be your down payment. For background on one federal option, HUD's Title I manufactured home program insures loans for buyers who meet credit requirements and plan to live in the home as their main residence.
Never take a monthly payment at face value. Ask for the loan type, term and total cost in writing, and compare offers side by side.
Every retailer says it has good prices, so ask what they'll actually do about it. Wholesale's name is part of its pitch, and it calls its approach "Lowest Prices - Largest Inventory - Greatest Staff." Its stated promise: "If we're ever higher than another dealer on the exact same house, with the same items we include, we'll match the price." Note the fine print in that sentence: the match is for the same house with the same included items. That's a fair way to compare any two quotes.
New homes sometimes need a fix or two after delivery. Ask who comes out when something needs attention: the retailer, the factory, or a subcontractor. Wholesale says its own service team takes care of many issues in a timely manner, so you're not left waiting on the factory. Ask any retailer you're considering how service requests work and how long they usually take.
Before you sign anywhere, you should be able to answer yes to these: the license checks out, the included items are in writing, you've walked through a home like the one you're buying, you understand your loan's terms, and you know who to call for service. You can read more about the team on Wholesale's About page.
